Mistakes to Avoid When Looking for a Vacation Rental

Honua Kai Resort & Spa - renting mistakesThere are plenty of things that can turn a vacation disastrous, and one of them is a cursory booking of a vacation rental. While this type of travel accommodation is generally safe and even sought-after by several travelers, it’s not without flaws. Especially now that more and more fly-by-night owners are using rental websites and other posting sites to prey on unsuspecting victims, you should be more careful of what you reserve. In order to avert any vacation nightmare, here are some of the most common mistakes you should avoid.

Limiting your choices

The first step in booking a vacation rental is, of course, to find a reliable source with a surfeit of choices. But don’t put all your eggs in one basket. You’ll save more time if you use several rental resources either online or offline. As much as possible, collect as many rental candidates as you can to help you narrow down on the best choices. Limiting yourself with the choices can easily make for a risky travel, especially if you end up with a shady property owner.

Not inspecting the photos carefully

Each vacation rental you pick as potential choices should be equipped with plenty of photographs. Furthermore, the photos should showcase some of the most important areas of the house: living room, bathroom, bedrooms, front/backyard and kitchen. You should keep your eyes open for potential red flags that are usually hidden in the photos. For instance, undrawn curtains portend a potential unsightly backdrop, which the owner is trying to hide.

You should also inspect the photos for similarity. Many sham rental listings use photos that may seem to look related but are actually taken from different properties. Be careful of this trap as well as those retouched photos.

Skipping the rental agreement

Apart from confirming the specifics of the rental, i.e. number of beds and baths, square footage, location, proximity to important areas, etc., you should also double-check the rental agreement. It’s crucial to know just how you can use the house and what things and situations can make you liable for damages, for instance. Be sure to ask a lot of important questions to the owner, and base his or her credibility on the length of the reply. Too long a reply is a potential warning sign.

Choosing a wrong payment method

The oft-advised payment method when booking a vacation rental is through credit card. Don’t agree on money transfers or bank-to-bank transactions. Credit card payment is more reliable and less risky because it is traceable and offers a considerable level of protection both for your identity and your transaction.   We recommend using PayPal whenever possible – it allows renters the ability to finance their vacation and the landlord instant access to the rent money.

Why am I the Best Value Rental Source?

First, please click here to compare my rates to all the big rental agencies which handle renting Honua Kai villas – it’s an eye-opener!  Let me recap the results:

There are many things to consider when doing such a comparison and here are the things I accounted for:

  • Family of 4
  • 1-bedroom partial ocean view
  • $10/day parking fee not included in prices since they are collected at the front desk at the Honua Kai when you check-in.

As an owner at the Honua Kai my rates partially cover my mortgage, maintenance fees, and reserves needed to do deep cleaning twice a year and reserves for replacement of furniture, fixtures, and equipment on a timely basis and to cover expenses incurred while renting my villa.

So the question is why the HUGE difference in price?  Profit of those companies/agencies is the answer of course.

But to be fair, there is more.  Some/all of the above companies get into:

  • Profit – all are companies that employee a staff and computers to handle renting of my fellow owners’ villas.
  • Travel agents/companies use the above to book reservations at the Honua Kai and there is a bounty returned to those agents
  • Loans – some of my competition extend credit terms to renters like “2 nights payable now and the rest paid 7-days before check in”  just who finances that money not collected?
  • Insurance – ALL of my competition allow renters to cancel and get back most/all their cash if they cancel the reservation.  All those broken reservations mean villas going unrented – you pay for that in one way or another

I don’t do any of the above.  Let’s go further and analyze the terms and conditions of rentals assuming the reservation is made and taken:

Best Business Lunch Restaurant on Maui

Honua Kai Resort & Spa - Cafe oleiMaui’s movers and shakers know the best place to take their important clients is Cafe O’Lei. The food is bursting with good tastes and the prices are reasonable — and Cafe O’Lei now offers four Maui locations from which to choose, including Wailuku, Kihei and now, Waiehu.

The flagship is Cafe O’Lei at the Dunes in Kahului, a convenient spot with beautiful views of the golf course and the West Maui Mountains beyond. It’s got a private banquet room for 180 people, a 100-seat dining room and plenty of outdoor venues.

The husband-and-wife team of Michael and Dana Pastula will make you feel right at home. The chef-owner’ signature dishes include Manoa lettuce wraps, crab cakes, Bill Eby burgers, and onion soup en croute with gruyere cheese,

“We make customer service our core value,” says Dana. “We know business people have a tight time schedule and we try hard to meet their needs during breakfast, lunch and dinner. We give the best service and there is plenty of parking.”

The second biggest Cafe O’Lei location is upstairs at the Rainbow Mall in Kihei. It’s a fun place to go for lunch with air conditioning, and in the evenings it’s got a seafood bar, brick pizza oven and a sushi chef rolling out fresh delights. Cafe O’Lei Wailuku is where all of the lawyers, doctors and Wailuku businessmen hang out.

The latest Cafe O’Lei is opened in August at the Waiehu Golf Course, and everyone knows golf and business go hand in hand. All food items cost under $9 and golf on the county course is only $5 for kamaaina.
